This chart shows the annual appreciation in Seattle-BelleVue-Everett Washington from 1976-2012.  A good indicator for how 2013 will be is the strength of the 3rd and 4th quarters.  As you can see we finished strong with home price values up 2.25% and 1.38%.  Inventory is still low, and there are a lot of buyers looking for a good home.

Home Prices in Seattle Wa for January 2013

Real Estate market data for Seattle, Washington provided by Jason E. Cook of Windermere Real Estate/East Inc.

Seattle home prices 

-748 pending sales in January, up 17% from last year and 3rd highest, for January, ever.  Do not buy into the mindset that the reduced inventory equates to inability to find a good home.  The market proves otherwise. 

-Seattle inventory is down 47% year over year.  Do you see that as a problem or an opportunity?  My view is that a meaningful opportunity exists for both the seller and the buyer.  My job and responsibility, since I truly understand the market, is to connect and educate those that might be best served by taking action now.  

 

 

Buyers in this market are:

-Move up buyers.   
-Solidly employed Gen X and Y's who want to secure a long term fixed housing cost and the benefits of home ownership vs. annual rental price growth, which is approximately 5% locally today.   
-People who wanted to sell, or maybe tried to sell over the last 5 years, but it did not pencil.  Today it might.  How excited are people that put life on hold for financial reasons, to learn that they have choices that they might not have realized? 
My goal is to provide market data and strategies for you to take advantage of current market opportunities.
 

 
The Median closed price in January for single family homes in Seattle is $422,953.  The closed price increased by 13% from 2011.
 
The total number of active listings were 974.  This was down from 2012 which had 1,128 actives listings in just one year.  A 44% decrease.  But what does that mean to me?  It means LESS supply!  
 
The Total number of closed sales for January 2013 was 384.  This is up 6% from January 2012.  Bottom line, there is very little homes for sale, buyers are still buying, and prices are rising!

-Despite low inventory (more to come on this), pending sales were the 2nd highest ever for 
January on the Eastside and up 17% from a great January 2012.  Do not buy into the mindset

The total number of active listings were 974.  This was down from 2012 which had 1,729 actives listings in just one year.  A 47% decrease.  But what does that mean to me?  It means LESS supply!  
 
The Total number of closed sales for January 2013 was 445.  This is up 25% from January 2012.  Bottom line, there is very little homes for sale, buyers are still buying, and prices are rising!

Life is Awesome!

In every definition of the word:

Urban Dictionary: Amazing, Heart Stirring, wonderful.

Webster: Causing feelings of great admiration, awe.

 

I have come to realize this is an amazing time in my Life that will be like no other.

To sum it all up:

1.       I love my life!

2.       I’m incredibly fortunate.

3.       I’m so thankful for my friends and family; after all, life is about relationships…@ the end of the day their really all we have.

4.       Everything is temporary, so enjoy whatever stage I’m in.

5.       Smile; it just feels good!

 

I don’t tend to share too may personal details of my life, but I feel it is a bit overdue.  After all, I’m allowed to be trusted in other people’s lives with most valued and sometimes treasured asset. 

This is an amazing time in my life.  There are all sorts of big changes happening around me.  My friends are very busy with Children in school, sports, children graduating and even having babies.  Some are getting new jobs, new outlooks, and even new GROWTH!

 

Again it has been a nice journey and it’s a welcome feeling to be inspired by friends and colleagues…which is important in being an entrepreneur.  I hope this wasn’t too cheesy for you all, but I can be a bit of a sap.  I buy and sell homes for friends and family for a living in case you forgot.  I have a ton of passion and I wouldn’t trade it in for anything!
